We buy single family homes, condos, multi-unit apartment buildings, and vacant land. We do not buy commercial, industrial, or agricultural properties. Mixed use buildings will be considered.
Which areas do you actively buy in?
Most areas of Cook and DuPage counties are our focus. North and east edges of Will county and southern Lake County are also considered. We exclusively buy in Illinois.
Can you make me an offer over the phone?
After a brief phone conversation we’ll decide together if it makes sense to set up an in-person meeting at the house you’re looking to sell. We prefer to meet the owner(s) of the house in person so we can go through the building together. There are too many variables in real estate to make a confident offer over the phone.
Do you charge a fee for a consultation?
Never. If you invite us to your house we’ll spend 30-90 minutes together typically to figure out if selling to us makes sense for you. Regardless of the outcome of our meeting, there is never a fee for us to meet.
How do you come up with the price? Do you use a formula to make your offers?
Every house and situation is different. We don’t use blanket formulas to buy houses. The amount of work a house needs, the length of time the project will take, and many other factors are considered if an offer is made. We make offers on many houses we visit but sometimes a house just isn’t a good fit for us and we don’t make an offer.
If you make me an offer, am I obligated to accept it?
If we meet in person at your house and an offer is made, you are under no obligation to accept it. Our offers are very straight forward and come with no strings attached. However, we do buy at a discount so you’ll need to consider the whole package when deciding to accept the offer or not. We hate high pressure sales as much as you do and respect your decision if you decide to pass on our offer.
Who will pay the closing costs? Will it cost me money to sell my home to you?
Sellers often have different issues that are important to them. If covering your closing costs are important to you, it can be included in the offer so we’ll pay for them. Generally prorated taxes, attorney fees (if you chose to use one), and final utility bills are the responsibility of the seller. During your in-home meeting, ask how/when these final expenses are paid.
How long will it take to close?
We aren’t buying your property to live in it so we can be pretty flexible with closing dates. Sometimes people want to stay for a while and others want to sell a vacant home right away. Tell us what is important to you.
Do you buy my house with junk/unwanted items left inside?
This is something that can be rolled into your offer. Because we often will renovate the house after it’s purchased, we already will plan on renting a dumpster so we can get rid of unwanted items for cheaper than you could if you paid someone to do it. We do our best to donate items that are still in good condition.
What is the benefit to selling with you instead of using a Realtor?
Representatives of our company are licensed Realtors. We treat you with the same (or better!) professionalism that you’d receive if you asked a Realtor to list your home. However, since we directly make an offer to purchase your home there is no commissions due. Our offers are also very flexible. We’ll get to know you and tailor our offer to meet your needs with regards to closing date, personal property, rent-backs, and anything else that’s important to you. Feel at ease knowing that you’re selling your property “as is” and are not required to do any repairs. Avoid listing a property and hoping it will sell. Avoid buyers traipsing through your house and inconvenient times. Avoid buyers who require contingencies to sell their current house, finance contingencies, and inspection contingencies. There’s little quality control there and you really don’t know where your information is being traded. Many times these buyers put a house under contract and hope to assign the contract for more money to someone else. They then continually ask to see the house again to bring other “partners” through so they can sell their contract to someone else. If they can’t find someone to pay more for the house than the agreed to with you, they back out of the deal and you have to start over.
